Furniture rentals are the secret weapon of many professional stagers. If a homeowner’s furnishing are too taste specific to be appealing to buyers or if they have already moved, a stager may need to move in a few new things. When to Refurnish

When should a home be refurnished for resale? Any home that is vacant should be staged. In addition, any home that looks faded, outdated or grubby should be staged prior to showings.

- Vacancies. Contrary to popular beliefs, an empty room does not look larger. It actually appears smaller when it’s empty. Staging a room defines it purpose. It also gives the buyer a sense of the scale and space of a room by providing a point of comparison.

- Outdated. When the furniture is out of style the home looks old. Homes that look outdated rarely receive full-price offers. Buyers assume that if the furnishings are old and need to be replaced then so will other parts of the house. This thinking is usually reflected in the offer they present.

- Grubby. Sometime furniture just gets a little dirty. Pets leave their fur and footprints and children leave fingerprints. The pieces can be cleaned some sometimes stains remain. The homeowner may be able to live with it but a potential buyer will not fail to notice.

How to Refurnish

Staging a home is different than decorating a home. When we decorate, we try to bring our personalities into the room and show a little bit of ourselves to our guests. When we stage a home, we try to depersonalize and help the buyer see themselves living in the home.

- Neutral. Keep your rental furniture neutral in color when you are staging your home. Neutral colors and small, simple patterns will appeal to more people than things that are flashy or bright.

- Contemporary. Choose pieces that are contemporary – not too traditional or too modern. Remember, you are staging to entice buyers, not to satisfy your own tastes.

- Simple. You don't have to stuff every room full of furniture. Choose just enough pieces to define each room and show its proportions.

Staging with contemporary furniture can help your home sell faster and at a better price. It's worth the modest budget of renting to gain a quick sale.
